What happens on the day
- Step 01
Walk the surface
We look at what we are actually cleaning: concrete age, sealer, paver joints, rust, oil, and any spalling or cracking we should avoid driving pressure into.
- Step 02
Pre-treat the organics
Algae, moss and black mildew get a detergent dwell before any pressure touches the slab. Killing the growth first is what keeps it from coming back in eight weeks.
- Step 03
Surface clean in passes
A rotating surface cleaner runs the flat areas in overlapping passes at a controlled PSI. Edges, steps and tight corners are detailed by hand afterward.
- Step 04
Spot-treat stains
Rust, battery acid, leaf tannin and oil are treated individually with the right chemistry. Some stains lighten rather than disappear, and we tell you which before we start.

Every property is quoted individually after a walkthrough or a set of photos. These are the factors that move a pressure washing quote up or down.

What to expect
- Do you need to be home?
- No. We need an outdoor spigot turned on and the driveway clear of vehicles.
- How long it takes
- Most driveway and patio jobs take two to four hours.
- How to prepare
- Move cars, planters and furniture off the surfaces, close nearby windows, and let us know about any irrigation heads or low-voltage lights in the work area.
Not included in this service
- Sealing or re-coating concrete after cleaning
- Crack filling, resurfacing or concrete repair
- Removing paint, tire marks or coating failure baked into the slab
- Vertical siding, roofs or windows — those are separate services
- Guaranteed full removal of deep rust, oil or tannin already absorbed into porous concrete
- Will pressure washing damage my concrete?
- It can, if it is done with a zero-degree tip and no technique. We run a surface cleaner at a controlled pressure with overlapping passes, which cleans evenly and does not etch. Older, already-spalling concrete gets dialed down further, and we will tell you up front if a slab is too deteriorated to clean aggressively.
- How long will it stay clean?
- On a shaded, north-facing driveway, expect noticeable regrowth in 12 to 18 months. Sunny, open surfaces often hold for two years or more. Pre-treating with detergent instead of blasting alone is the single biggest factor in how long it lasts.
- Can you remove oil stains?
- Usually we can lighten them substantially. Fresh oil comes up well with a degreaser and hot water. Oil that has been soaking into porous concrete for years has penetrated below the surface and will typically fade rather than vanish.
- Do I need to be home?
- No. We need access to an exterior water spigot and clear parking. Move vehicles off the driveway and we can work through the appointment without you there.
