4 contracted services
Each is quoted from a site walk and delivered on a fixed cadence.

Recurring Site Maintenance
A standing exterior cleaning program for restaurants, convenience stores, gas stations and multi-location retail, run on a fixed cadence.
Typical cadence: Monthly for QSR and high-volume convenience and fuel sites. Quarterly for lower-traffic retail. The schedule is fixed in the agreement rather than called in each time.

Building Washing
Exterior facade soft washing for retail, office, multi-family and industrial buildings.
Typical cadence: Annual for most retail and office facades. Semi-annual for multi-family breezeways and high-touch areas. As-needed for industrial and post-construction.
Service detail
Flat Surface Pressure Washing
One-time and as-needed hot-water cleaning of lots, sidewalks, loading docks, dumpster pads and service areas.
Typical cadence: Booked one-time or as needed: post-construction and post-remodel cleanups, pre-sale and pre-inspection turns, seasonal resets, and single scheduled cleanings whenever a site needs one.
Service detail
Commercial Window Cleaning
Scheduled glass programs for multi-story buildings, large facades and high panel counts — not a fit for single-storefront or small retail glass.
Typical cadence: Monthly or quarterly for occupied office towers and hotels. Quarterly to semi-annual for full-building exteriors. Annual for high-access elevations on campuses and industrial facilities.
Service detailPortfolios and multi-site accounts
One standard across every property, in every market
Servicing one building is table stakes. Running a portfolio that spans Cincinnati, Northern Kentucky, Dayton and Columbus with the same scope, the same documentation and one contact is the part most vendors cannot hold consistent — it usually means a different regional vendor, and a different standard, at every site.
- Identical scope and standards at every site, written once and applied portfolio-wide across all four markets.
- One point of contact for the whole portfolio, not a different rep or vendor per market.
- Consolidated scheduling so sites in Cincinnati, Dayton and Columbus are sequenced into efficient service routes.
- Per-site photo documentation attached to each visit for work order closeout.
- Consolidated invoicing with per-property line items for cost allocation.

How we work
How we work with commercial accounts
- 01
On-site walk and scope
We measure the property, note access constraints, drainage and service windows, and confirm insurance requirements before quoting.
- 02
Written proposal with per-service pricing
You receive a line-item proposal with square footages, methods, inclusions and exclusions priced per service. Nothing is priced by assumption.
- 03
Scheduling around your operations
Service windows are set to your operating hours. Overnight and off-hours work is standard, not an upcharge negotiation.
- 04
Recurring service with per-visit documentation
The same scope, the same crew and photo reports every cycle for work order closeout.

Compliance and logistics
Requirements we meet before mobilization
Insurance and certificates
General liability and workers' compensation carried in full. A certificate of insurance is available on request, with the property listed as additional insured before mobilization.
Background-checked W-2 employees
All work is performed by background-checked employees on our payroll. We do not subcontract labor to third-party crews.
Overnight and off-hours scheduling
Work is scheduled outside tenant and customer hours, including nights and weekends, so operations are not disrupted.
Work order and vendor system compatibility
We accept and close out work orders through common vendor management and work order platforms, with photo documentation attached per visit.
Documented safety practices
Written safety procedures cover surface and landscape protection, pedestrian control, water containment where required, and site cleanup at the end of every visit.
