How the work is delivered

    Substrate assessment

    Cleaning method and detergent concentration are set by what the building is actually clad in. EIFS, metal panel and painted masonry each behave differently.

  2. 02

    Protect and mask

    Signage, lighting, sensors, HVAC intakes and landscaping are protected. Entrances stay usable throughout.

  3. 03

    Soft wash by elevation

    Low-pressure application and dwell, elevation by elevation, so no section dries mid-process and streaks.

  4. 04

    Rinse and inspect

    Controlled top-down rinse, then a walk of each elevation with the site contact or a photo set if they are not on site.

Scheduling cadence

Annual for most retail and office facades. Semi-annual for multi-family breezeways and high-touch areas. As-needed for industrial and post-construction.

Account questions

Will soft washing damage EIFS or painted surfaces?
No, and that is precisely why we use it. Pressure washing EIFS forces water into the system and causes real damage. Soft washing cleans at low pressure with chemistry doing the work.
Do tenants need to be notified?
Yes, and we help with it. We provide notice templates and a phased schedule so property management can tell tenants exactly which elevation is being worked and when.
How long does a building take?
A single-story retail strip is usually one night. A mid-rise office or a multi-family community is scoped in phases across several nights, defined in the proposal.
Can you clean while the building is occupied?
Routinely. Work is phased by elevation and scheduled off-hours, with entrances and egress kept clear at all times.
