Roof treatment add-on

Roofs are soft washed with the same low-pressure, solution-based approach we use on siding — the detergent does the work, not the pressure. It treats the black streaking caused by gloeocapsa magma, an algae that feeds on asphalt shingles. Suitability depends on roof material, pitch and condition, so we assess it during the walkthrough and quote it as an add-on to house washing rather than as a service on its own.

  1. Step 01

    Protect the landscaping

    Beds, shrubs and delicate plantings are saturated with water before and after. Wet foliage does not absorb detergent, which is why pre-wetting matters more than tarps.

  2. Step 02

    Apply the soft wash mix

    A low-pressure application of detergent and surfactant is applied bottom-up so it clings to the wall and does not run in streaks.

  3. Step 03

    Let it dwell

    The mix sits long enough to kill algae, mildew and lichen at the root. This is the step that determines whether the house stays clean for two years or two months.

  4. Step 04

    Detail and rinse

    Gutter faces, shutters, downspouts, soffits, light fixtures and window exteriors get hand attention, then the whole elevation is rinsed top-down at low pressure.

  5. Step 05

    Walk it with you

    We walk the perimeter before packing up so anything missed gets handled while the equipment is still out.

How pricing works

Every property is quoted individually after a walkthrough or a set of photos. These are the factors that move a house washing quote up or down.

  • Square footage of wall area, not interior square footage
  • Number of stories and how much of the house needs ladder or extension work

  • Access — tight side yards, steep grades, decks and landscaping close to the wall

Best time of year

Spring through fall. Soft washing uses detergents that need surfaces above roughly 40 degrees to work properly, so most house washing in Cincinnati runs from April through November, with spring pollen and fall mildew the two busiest windows.

Do you need to be home?
No. We do ask that you confirm all windows and doors are shut before we arrive.
How long it takes
A typical single-family home takes three to five hours.
How to prepare
Close all windows and storm doors, retract awnings, move patio furniture and grills away from the walls, and leave an exterior spigot accessible.

Is soft washing safe for my siding?
Yes — that is the point of it. Soft washing runs at roughly the pressure of a garden hose. Traditional pressure washing on siding drives water up behind the panels and into wall cavities, which is how you end up with interior moisture problems.
Will the detergent hurt my plants?
Not when the crew pre-wets properly. Foliage saturated with clean water cannot absorb much of anything else, and we rinse everything again after. We have not lost a customer's plant bed doing it this way.
How often should a house be washed?
Most Cincinnati homes want it every 12 to 24 months. North-facing walls and anything under heavy tree cover run on the shorter end because they stay damp longer.
Do you clean the windows too?
House washing rinses the exterior glass but does not leave it spot-free. If you want detailed, streak-free glass, add window cleaning to the same visit — it is cheaper as one trip.
What about oxidized vinyl siding?
Oxidation is a chalky, faded layer in the vinyl itself and washing will not restore the color. We can tell you on the walkthrough whether you are looking at growth, which comes off, or oxidation, which does not.
